Every house has a story. Tell me yours, and I'll send you a real offer within 24 hours.
No commitment. No obligation. No cost to you, ever.
Get your cash offer
Takes about 2 minutes. I'll respond within 24 hours, usually much faster.
By submitting, you're only asking for an offer. You're not agreeing to sell. No pressure.
If the form isn't your thing, or you'd rather talk first, reach me directly at 909-643-1177. Same person, same response time, same no-pressure conversation.
Here's exactly what the next 48 hours look like.
No mystery. No waiting in silence. You'll know what's happening at every step.
Submitting the form is the first step. Here's every step after it, in order.
You'll get an email confirming I received your info.
Automated, but not a marketing email. Just a quick "I got it, I'll be in touch soon" so you're not left wondering whether the form went through. If you don't see it in 10 minutes, check your spam folder.
I personally look at your property.
I pull up the address, check comparable sales in your neighborhood, and review the condition info you shared. If anything you mentioned needs clarification, I'll text you to ask. I don't build offers without understanding the actual house.
I send you a real offer.
A specific dollar amount, based on real numbers, with a breakdown showing exactly how I got there. Not a range. Not an "estimate." A firm offer you can accept, counter, or walk away from.
We talk about the offer.
A 15-to-20-minute call to walk through the number together, answer your questions, and see if moving forward makes sense for your situation. If it doesn't, we part ways cordially. If it does, I handle the paperwork from there.
If you'd rather skip the form and just talk to me first, that works too.
Some situations are easier to talk through than to type out.
If yours is one of them, here's my direct cell.
Available 7 days a week, 8 AM to 8 PM Pacific.
Calls outside those hours go to voicemail and I call back the next morning.
When calling makes more sense than the form
- Probate or inherited property Title questions, executor status, family dynamics
- Multiple owners involved Deciding together before gathering info
- Tight deadline Foreclosure, relocation, or any timeline under a week
- Liens, judgments, or title issues Anything that needs a conversation rather than a text box
- You just prefer talking to typing That's a good enough reason too
Still have questions before reaching out? Here are the ones I get asked most often.
Still on the fence? Here are the three questions people ask me right before submitting.
If you have a different question, just call or text. I'll answer it honestly.
What happens to my information after I submit?
It comes to me directly. I don't use lead-buying services, I don't sell, share, or rent contact info, and nothing goes to a third party. The only person who sees what you enter is me. I use it to put together an offer, and that's it. If we don't end up doing a deal, I don't keep your info in a marketing database. It sits in my email, not a CRM selling ads back to you.
Will the cash offer actually be reasonable, or will it be insulting?
Honest answer: my offer will be less than what your house could sell for on the open market with an agent. That's the trade-off of a cash sale. But it won't be insulting. I calculate offers based on real comparable sales minus real repair costs minus real carrying costs minus a reasonable profit. I walk you through the math. If my number isn't in a range that makes sense for your situation, I'll tell you up front and won't waste your time.
What if my situation is complicated or embarrassing?
I've closed deals on hoarder houses, properties with probate issues, homes with tenants who wouldn't leave, houses with foundation cracks, and sellers going through divorce, foreclosure, and health crises. Whatever your situation is, you're not the first person to tell me about it, and I won't judge you for it. Submit the form with whatever level of detail you're comfortable with, and we'll talk through the rest on the phone.
That's the FAQ. If you've got a question I didn't cover here, calling or texting me is the fastest way to get it answered. You can also read the full process in more detail.
